ADVERTISING AND THE UP DESK.

If you were given the choice of spending $100 on internet ads guaranteed to generate leads directly to you or paying your brokerage $1,200 a year to advertise the brokerage, which would you choose? Brokers with successful updesk advertise your listings, putting the brokerage contact information first and foremost in the ads. Your yard signs have the brokerage phone number on it, not yours. This generates calls to the updesk. Your calls are siphoned off to other agents. Your listings are being marketed for the benefit of the brokerage, not you.


Wouldn't you rather pay for ads that generate business directly to you and not the brokerage? Sure you would, and that is how PSR is set up. If you choose to run an ad, you get to keep all that comes from it. If you decide to put a six foot by six foot sign in the front yard of your listing, your telephone number will be on it, not PSR's. (You may want to check the local sign ordinance before erecting such a monument, even when YOU think it's a good idea. Some HOA's are very picky. Silly HOA's.)

The truth is that updesk only works when brokerages advertise the listings of their agents and keep the calls. Create your own updesk. Capture your own leads. Keep your clients.

National Association of Realtors statistics prove that less than 5% of home buyers purchased a home as the result of print ads, while nearly 90% of buyers looked to the internet for guidance. Where would you rather spend your limited resources, on print ads helping the brokerage or internet advertising drawing leads to you?

You have to buy your own signs and business cards, but that means you get to design them too. There are no strict colors or templates you must follow, although we do have some pre-existing templates you can use if you like. You have to include the PSR logo and your agent ID on everything, but that's about it. We will also show you where to get cards printed online for about $50 and get them in about 4 business days.

WHERE DO I TURN IN MY FILES TO GET PAID?

There are three ways to turn in files. Pick the one that suits you best.

1. If you have Microsoft operating system, Vista or better, PSR will set you up with a virtual file on your computer desktop. You keep all your electronic documents in that file and when close of escrow happens, you turn in an electronic commission disbursement form and the broker file is already complete. Your check will be ready when you are ready for it. No more waiting a week for corporate to get around to it.

2. Fax it in - Put your file in order, as required by the Transaction Checklist, and fax it in.

3. Email it in - Rename the electronic documents according to the Transaction checklist and email it to the brokerage.


HOW DO I GET MY QUESTIONS ANSWERED?

For immediate help, check the PSR online library. Most of the answers you need are right there. But if you bump into a wall and just don't quite get it, or your situation is slightly different, you can always reach us through email and you will get an answer in 24 hours or less. For emergency needs, each office has a hotline for immediate help.

PSR has training for everything, including lead generation, most of it will be available 24/7 online. If there is something missing let us know and we'll add it.

WHAT TYPES OF TRANSACTIONS WILL PSR DO?

Like all brokerages, PSR does resale residential and new homes. Both experienced and new agents are welcome to transact such business. But, our broker is also experienced in land, commercial, probate, trust, REO, Short Sales, and Multifamily. If you want to do any of these transactions and you have had experience (minimum 5 transactions), feel free. If you want to do these transactions and have not done them before, a mentoring or referral agreement can be arranged. PSR will even consider business opportunities, if the transaction is straightforward enough, particularly if real estate is involved. Why pass up good business?

PSR is GREEN

PSR does it's level best to avoid killing trees and making you drive. Granted, you cannot put a client into your computer and tour homes, but you can give them virtual super-powers through IDX and drip campaigns. We can show you how. Nearly everything PSR needs from an agent can be done without getting into a car and driving to the office. We are not environmental nuts, but we do want to be responsible caretakers of the Earth. Besides, it is soooooo much more efficient. You will be surprised how much time you and your clients save by going green.
